Rules of our houses


RENTAL TYPE:

Our houses are rented entirely, not by rooms. And they are not shared, that is to say that if the client does not want to use the whole house, the rest remains empty. There is also nothing shared between the houses, in fact most of our houses are at a distance of 2km from each other, so they are individual and private houses.

PRICES:

The prices indicated on this website include EVERYTHING except things for own consumption, including for example: reservation management, 24h air conditioning, 24h Wi-Fi, bed linen and towels (including pool towels), cot and high chair for baby , initial / final cleaning of the house, jacuzzi, pool ready to use all year round, electricity, gas, water, taxes, etc.

CELEBRATIONS:

No type of party is accepted, except in an occasional case if it is a small group and provided that it is previously authorized by María. We do not offer any type of service, only the rental of the house

MUSIC:

You cannot bring professional sound groups, or live music, or musical keyboards, or speakers. In the case of karaoke, it will be used inside the house with doors and windows closed. They can bring a pencil with music or similar devices for private use, but always respecting the hours of coexistence with the neighbors, that is, SILENCE AFTER EVENING (from 10pm in winter and 12am in summer).

If this is not the case, the clients will be notified that they are bothering the neighbours, and if they continue to violate the nocturnal silence rule, María will inform them a second time (by WhatsApp, telephone, or in person), and they must leave the room. house in a maximum of 3 hours (even during the night), without being returned the unused part of the rent or the deposit (in case of having provided a deposit).

ADDITIONAL PLACES:

People who come to sleep, exceeding the standard capacity: 8 in El Colomer, 10 in Cuca, 11 in Janet, 11 in L'Estufa, 13 in El Sequer, 23 in Natalia and 20/24 in Mistela, have a supplement, and said excess of clients must be authorized by María prior to the time of booking.

If during the stay the owner detects that there are more people in the house than those indicated at the time of reservation, the owner will have the right to access the house to make a count, and each person who exceeds the capacity will pay DOUBLE the price per initial person, as a penalty. Or if the owner deems it appropriate, people who exceed said capacity must leave the house at that very moment, since at no time have they been allowed access.

DAY GUESTS:

Clients may only bring guests into the house if this has been authorized by Maria. If the number of guests exceeds 5, each guest will have a cost of €10/person/day for the use and enjoyment of the house and its facilities. This applies to people who come during the day, without staying overnight.

ANIMALS:

We accept animals in all our houses, and for FREE, but as long as they don't bark (except a reasonable minimum during the day and never at night). The client must pick up the droppings. Animals are not allowed to be left alone in the house, because they often get nervous and are barking all the time when they are alone as it is an unfamiliar house. Any damage will be the responsibility of the customer. They must always inform us if they bring them. At Casa Mistela it is not recommended to bring them, but if you do, you must notify us so that we can remove the rugs, in this house the maximum allowed is 1 animal.

OWN CONSUMPTION PRODUCTS:

Products for own consumption (gel, shampoo, detergent, toilet paper, garbage bags, etc.) are paid by the client. However, in the house there will be "for a first use" some of these products: 1 roll of toilet paper in each bathroom, 1 roll of kitchen paper, 1 soap dispenser in each bathroom, some soap for washing dishes, 2 dishwasher tablets, 1 bag of charcoal for the barbecue, 1 basket of wood for the fireplace (except in Casa Mistela), pellets, etc.

BOOKINGS:

To make the final reservation, Maria will inform you of the details of the reservation. But, in any case, you need a Bizum or bank transfer for 20% of the total price, and the rest is paid in cash when you arrive at the house, after checking that everything is the same as on this website.

BOOKING CONFIRMATION:

A reservation will be formalized when the owner receives the amount requested for said reservation (by bank transfer or Bizum) and María has sent the client the "reservation confirmation email". If for any reason, said reservation cannot be accepted, the owner will return that transfer and the client will be informed by email. But once the client has received the "reservation confirmation email", the reservation is firm, unless for reasons beyond our control we find it necessary to cancel the reservation. to.

BAIL:

Normally you do NOT have to pay anything as a deposit, however, if there is any breakage or damage, it will be borne by the client. Bail will only be requested in some cases, when María deems it appropriate depending on each group.

CANCELLATIONS:

If the client cancels with a notice of more than 1 month, 100% of the reservation will be refunded.

If you give less than 1 month's notice then it will be refunded as long as we can rent the property again.

SCHEDULES:

In summer the tickets are from 4:00 p.m. and departures before 11:00 a.m. But we comply with these schedules only in summer, and on some holiday dates in winter. The rest of the year we are very flexible and we try to extend hours, allowing check-ins from 12 noon and check-outs before 7 p.m., except that on some date the reservation calendar forces us to comply with summer time (4-11 a.m.)

PERIODS:

From June to September, rentals are for the full week (from Saturday to Saturday). The rest of the year the minimum rental is 2 days (except bridges). Except in our Mistela house, where on occasion we can make an exception and rent a minimum of 2 nights (please consult us).

PRIOR VISITS RESERVATION:

In the photos on our website you can see the houses in full and in detail and we renew them often. We do this because we rent online and we don't have an office with staff to show the houses to clients. However, if a client still wants to see a house, they can do so by appointment. The visit of a house is free and lasts a maximum of 30 minutes. If the client wishes to visit more houses, they have a cost of 30 euros per house and a duration of 30 minutes per house.

MANAGEMENT:

Maria is in charge of making reservations. But both the amount of the reservation and the last payment are always made to the owner, since María is only the intermediary and is not in charge of managing the houses. In the same way, the owners of the houses will be in charge of receiving their clients and being at their disposal during the stay, as well as having the house clean and prepared for the arrival of the client. Of course, in the houses owned by María, she will be the one in charge of everything (reservation and management).


FAILURE TO COMPLY WITH ANY OF THESE RULES WILL GIVE MARÍA THE RIGHT TO CANCEL THE RESERVATION AT ANY TIME (EVEN DURING THE OCCUPANCY OF THE HOUSES)
